The Selling Process

  • #1 Initial Meeting

    With each client, we set up an initial appointment to better understand your needs and expectations. It's important for us to understand your goals. At this meeting, we will advise on what needs to be done to stage the home and prepare it to sell.

  • #2 Second Meeting

    Review of local price comparables of recent home sales in the neighborhood and establish purchase price.

  • #3 Prepare the Property

    This can involve painting, cleaning and home staging to prepare for professional photos. I will coordinate the professional photos (and video if necessary). I will also create a listing description, sign listing paperwork and put a lockbox on the property prior to showings.

  • #4 Launch Marketing Campaign

    A "For Sale" sign will be set up at the home. Your new listing will be listed on the multiple listing service, and cross posted to public sites like realtor.com and Zillow. I will also create a custom marketing plan specific to your property through social media, email campaigns, and print publications.

  • #5 Host Showings and Open Houses

    Showings begin on the property, and public open houses may be scheduled to ensure all potential buyers have an opportunity to view your home.

  • #6 Presentation of Offers

    Offers from interested buyers will be presented to you right away, along with a summary of all the terms, so you have all the facts. I will help you understand all terms to select the best offer.

  • #7 Negotiate Contract

    I am a skilled negotiator and if the buyer's offer is not acceptable to you, I will negotiate on your behalf until it is, and all parties are in agreement.

Getting you to Settlement

  • "Under Contract"

    Once the buyer and seller have come to terms on the agreement of sale, the contract is executed.

  • Facilitate Inspection Process

    In an agreed upon period following the executed contract, the buyer attends the home inspection and is responsible for bringing you a reply.

  • Negotiate Buyer's Reply in Inspection

    A buyer may ask for necessary repairs or a credit to address these repairs. I will negotiate with the buyer to come to terms with a number you are comfortable with.

  • Oversee Appraisal

    We will coordinate with the assigned appraiser, providing comparable sales to ensure that the value of the listing is understood.

  • Oversee Conveyancing

    We will oversee all closing requirements, and work directly with the title company to organize all documentation, and obtain the necessary certifications while holding all parties accountable for their role in the completion of your sale.

  • Settlement

    Once your settlement is complete, your listing is sold! This is the culmination of the process and congratulations are in order.
